Hire Real Estate Cold Calling Agents for Seller Outreach

Real Estate Callers

Real estate cold calling is its own trade. A caller who is excellent at booking software demos will struggle on a skip-traced list, because the conversation is not a pitch — it is finding out, politely and quickly, whether someone has a reason to sell and what that reason is. The skill is in the questions and in knowing when the answer is no.

Global Empire Corporation staffs and supervises callers for investor, wholesaler and agent teams working seller and owner lists. You supply the list and the buy box; we supply callers trained on motivated-seller conversations, the supervision that keeps the tone right, and clean handoff of every lead worth your time.

  • Callers trained on motivated-seller conversations, not generic sales scripts
  • Your buy box and qualification criteria applied on the call, not after it
  • Leads pushed into your CRM with the call context attached
  • Do-not-call screening and calling-window rules enforced before the dial

Built for the List You Are Actually Calling

Seller lists are unforgiving. Numbers are wrong, owners have been called by six other investors this month, and the person who answers is often not the decision-maker. A caller who has not worked that list type reads it as rejection and slows down; a trained caller treats it as normal and keeps a consistent daily volume without becoming abrasive.

We match callers to the list type you are working — absentee owners, pre-foreclosure, probate, tired landlords, expired listings — and coach on the conversation each one actually produces, because the opening question that works on an out-of-state landlord is not the one that works on an inherited property.

List types

Seller outreach these callers run

  • Absentee and out-of-state owners

Owners with no day-to-day tie to the property, where the conversation is about whether holding it still makes sense.

  • Pre-foreclosure and distressed

Time-sensitive situations that need a careful, non-predatory conversation and an immediate handoff when there is real motivation.

  • Tired landlords and expireds

Owners worn down by tenants or by a listing that did not sell, where the reason to move is usually the frustration rather than the price.

  • Follow-up and nurture

Re-touching maybes on a schedule, which is where most of the deals in a seller list actually come from.

How a Seller Outreach Team Gets Stood Up

What happens between your list and a lead landing in your pipeline with context attached.

  1. Agree the buy box and the lead bar

Property type, condition, price range, timeline and the motivation signals that make a lead worth your time. Without this the caller sends everything and you stop trusting the queue.

  2. Prepare list and dialer

List loaded, numbers screened against do-not-call registries, calling windows set by the property's time zone, and disposition codes agreed so reporting means something.

  3. Train on the conversation

Callers rehearse the openings and objections for your specific list type, and practise the handoff so a hot lead reaches you while the owner is still on the phone.

  4. Review recordings weekly

Tone, question quality and qualification accuracy are reviewed against recordings. On seller lists tone is the whole asset — one abrasive caller costs more than a slow week.

Real Estate Callers

Volume Is Not the Metric That Predicts Deals

Investor teams instinctively measure seller outreach by dials and contacts, because those are the numbers a dialer hands you. Neither predicts deals. What predicts deals is conversation depth — how often a caller gets past the first objection to an actual reason for selling — and follow-up discipline on the maybes.

So the reporting we run is built around that: contacts per qualified conversation, motivation signals captured, and the health of the follow-up queue. When a campaign underperforms, those three numbers tell you whether the problem is the list, the caller or your buy box, which a dial count never does.

Overhead view of a team reviewing performance data together
  • Contacts per qualified conversation, tracked per caller and per list type
  • Motivation and timeline captured as fields, not buried in call notes
  • Follow-up queue treated as inventory with an owner and a schedule
  • List performance reported separately so a bad list is not read as a bad caller

Frequently asked questions

Do your callers work my list or do you provide one?

You bring the list. We work it, screen it against do-not-call registries, and report back on how it performed so you can judge your data source. We do not sell property-owner data, and we will tell you when a list's contact rates suggest the problem is the data rather than the calling.

Will the caller sound like an offshore call center?

Accent and location are part of the brief, and for seller outreach they matter more than in most campaigns. We match callers to what your market responds to and let you hear recordings before the campaign scales, rather than asking you to take it on trust.

How are hot leads handed to me?

Whichever way you can actually act on: live transfer while the owner is on the line, an immediate notification with the call context, or a CRM record with the motivation fields filled in. Live transfer works best when someone on your side is genuinely available to take it.

Can callers set appointments as well as qualify?

Yes. Many investor teams have callers book directly into an acquisitions calendar once the qualification bar is agreed. It is worth starting with qualification only, then adding booking once you trust the bar, otherwise your calendar fills with appointments that should never have been set.

What about texting and voicemail drops?

Those are separate channels with their own consent and disclosure requirements, and they need to be scoped deliberately rather than bolted onto a calling campaign. Tell us what you want to run and we will tell you what we will and will not do.
